Then (2007) vs. Now (2013)

Was 2007 REALLY a better Real Estate Market than 2013?

The answer is an emphatic NO! Its true prices were higher… BUT so were interest rates. The average interest rate in 2007 was 6.8%, but today it is only 3.5%.

Today’s sellers, who are waiting for the value of their home to return to 2007 rates, may want to reconsider after looking at the numbers.

Average sales prices are increasing – which is great news for home sellers.  The average sales price in February 2013 is still about 20% lower than in February 2007 and this is good news too! It means your home will sell faster, especially in price ranges with inventory shortages. When you factor in the interest savings on your next home; it can more than make up for the difference in price. See the chart below:

Please note, for ease in explanation, the payments were calculated based on purchase price only and do not include down payment as well as escrows for taxes and insurance. After all, I’m a Realtor®, not a lender and would never attempt to calculate a real payment. That’s why we refer you to professional lenders.

As a home seller, don’t let this unique opportunity pass you by. If you wait for the value of your home to return to 2007 levels, it WILL cost you money. While you wait, the cost of your next home will be increasing too. And, these historically low interest rates may go back up. Now is the time to sell and buy!

Homes that are priced right and show well are selling after just a few days on the market. Many happy sellers are elated to receive multiple offers with fierce competition among buyers bidding the price up.

Don’t wait – call me right away to take advantage of this rare opportunity created by today’s market.
