New dynamics in Atlanta real estate…..

Homes are selling at an amazing pace in the Atlanta Market. Buyers have finally come to the realization the Atlanta Market hit bottom a loooooong time ago so they’re jumping off the fence and into a new home. However, buyers are facing new challenges in our continually shifting market. The 50%+ shortage of inventory has them competing with not only other buyers for their new home; Investors have also entered into the mix. Investors have been particularly active in the first time buyer price ranges of <$250,000. The supply of foreclosure homes has diminished significantly and Investors are going “retail”. It is very common for Investors to submit offers on new listings sight unseen. This has lead to a new dynamic of racing to the hot new listings. Buyers no longer have the luxury of waiting to visit new listings; if they do someone else will scoop it out from under them.

The good news for sellers is the pent up demand and lack of supply are driving average sales prices up by 30%+ compared to this time last year. The changing market provides a unique opportunity for sellers to sell within a matter of days from listing or to sell their home without having to formally list.
