Metro Atlanta’s Hot Markets

The hot pockets (markets, not the sandwich) in Metro Atlanta are: Atlanta, Cumming, Lawrenceville and Marietta.  Over the past year, housing improved considerably in three main areas, which we have detailed below.

Home Sales

By year-over-year measurements, homes sales were very strong in Metro Atlanta. According to Atlanta Agent Magazine sales were up 32 percent from a year ago, and as our chart below shows, sales were up across the area’s top four markets, albeit by less:

Median Sales Price

One area where Atlanta’s top markets matched or exceeded the region’s averages was in median sales price. For Metro Atlanta, strong demand and low inventory (listings were down 9 percent) boosted sales price by 6 percent, but as our chart below shows, price gains in Marietta and especially Atlanta were stronger:


Days on Market

Rising sales and prices are normally accompanied by falling market times, and Metro Atlanta’s November market continued that trend. For the entire area, days on market fell 11 percent, and that decline was outpaced by all the markets RE/MAX spotlighted:

How to beat the Home Inspector


Recently had the opportunity to play “Beat the Home Inspector” & won. My house is under contract & just passed the Inspection. Pleased to say even the Inspector was impressed. The Inspection revealed a few items that were so minor the buyers didn’t ask for repairs. The knowledge I’ve gained after 15+ years of participating in Inspections paid off. Even if you’re not thinking about selling your house these are good maintenance items to check as they are usually overlooked by most homeowners. After almost 16 years as a Realtor® I’ve learned how clueless I was as a homeowner & wanted to share some of these tips with you.

  1. Close cracks-Caulk around tubs, faucets, windows, doors, gaps in siding, any lighting, plumbing or anything else attached to the house. Don’t forget driveways & basement slabs. Repair cracks in brick mortar & stucco too.
  2. Repair wood rot-Check all windows, doors, fascia, soffit, chimney & garage door.
  3. Fix fogged windows-Very inexpensive to replace fogged glass on windows & doors. Let the sunshine in.
  4. Excellent electricity-Current code calls for push button GFCI outlets (Ground Fault Circuit Interrupter) on outlets near sinks or faucets. Cover any open junction boxes in the attic; a cover is <$2 at a home improvement store.
  5. Secure loose hand rails along steps– inside & outside of the house
  6. Flashing-Not the kind in a trench coat; the metal stuff that keeps moisture out of areas where the roof meets the house, by chimneys, dormer windows, etc.
  7. Direct Drainage-Make sure water flows AWAY from the house & foundation. Could be as simple as adding extensions to gutters or more in depth with French drains. Be sure the gutters are clear of debris too.
  8. More on doors & windows-insure they open & close properly; windows often get painted shut. Be sure door latches catch correctly as well as all locks & hinges are in working order.
  9. Clear, clean chimney-VERY important for air & smoke to flow properly. Be sure the factory built fireplace inset & firewall are properly sealed as well.
  10. Proper plumbing-clear clogged drains, toilets should flush smoothly & not continually run.

These are just a few highlights of some of the items that we see most often on inspection reports. Most of them are pretty simple. If I can do it, most people can; “handy” isn’t a term I would use to describe myself.
