Some of my favorite clients thought they wanted to live in another city. After being away they realized they missed Atlanta because its sooooooo awesome. The inventory pool here is shallower than the puddle at the end of my driveway and need your help to find them a new home. Here’s what we’re looking for:

  • Master on main with a basement
  • Must be on sewer-no septic
  • Level yard for a pool. If it already has one, even better!
  • East Cobb, Kennesaw, Acworth, Woodstock, Alpharetta or Roswell
  • Up to $300,000
  • Fixer uppers OK-thankfully, they have vision

  • About 1 billion Valentine’s Day cards are exchanged each year. This makes it the second largest seasonal card sending time of the year
  • In Victorian times it was considered bad luck to sign a Valentine’s Day card.
  • Many believe the X symbol became synonymous with the kiss in medieval times. People who couldn’t write their names signed in front of a witness with an X. The X was then kissed to show their sincerity.
  • In the Middle Ages, young men and women drew names from a bowl to see who would be their Valentine. They would wear this name pinned onto their sleeves for one week for everyone to see. This was the origin of the expression “to wear your heart on your sleeve.”
  • Physicians of the 1800s commonly advised their patients to eat chocolate to calm their pining for lost love.

2016 Atlanta Real Estate Market Performance

Here’s the scoop on Atlanta Real Estate in 2016

You’ll be pleased to know things are looking good in Atlanta Real Estate! Here’s a brief summary of the numbers:

  • Full Year 2016 Sales: Up by +7.7% compared to 2015
    • Monthly sales in 2017 will likely be higher in each month compared to the same period last year
    • Distressed sales were lower at 4.1% of 4Q 2016 sales, but were 20.7% of sales in the <$100K price range
  • Sales Prices: Median prices were higher by +6.1% in 4Q 2016 at $242K compared to 4Q 2015, at $228K
  • Percent Sales Price/List Price: A median of 96.3%, +.7 percentage points higher compared to 4Q 2015
  • Days on Market: 41 Days, down by -22.6% in 4Q 2016 compared to 4Q 2015

Homes are selling quickly & for more money; great news for sellers! Buyers, don’t fret, interest rates remain historically low in the 4% range (varies by type of loan & amount). Although the Fed is expected to raise the prime rate several times this year. So don’t delay, start your house hunt today…..and you know who to call to help you find that perfect place for your new home.
