Lookin’ Good in the 3rd Quarter!

Our 3rd Quarter Report has just been released. Delighted to say the Atlanta Market performed well during the 3rd Quarter! It’s still a seller’s market (in most price ranges)! Inventory remains relatively low in the <$500,000 range which continues to drive prices up. Sales prices for single family detached homes are up 7% compared to last year & 11% higher for attached homes. This is causing some sellers to be overconfident in the value of their homes. They are overpricing their homes & that’s why failed listings (that didn’t sell the first time) are up 2.9%. The pending listings will ultimately offset the lower # of sold homes. Another encouraging factor is the % of Distressed Sales (foreclosures & short sales) continues to decrease.  If you would like to see the entire 3rd Quarter Report just ask & I’ll be happy to email it to you!
